Role Scope
Own the bill of materials for the modular data center product: every part, quantity, and revision across structural, mechanical, and electrical scopes, held in one source of truth.
Drive engineering changes through the BOM so a design revision lands in purchasing and manufacturing in days, with no orphaned parts and no stale quantities.
Reconcile the engineering BOM against vendor quotes, purchase orders, and received material, and chase every discrepancy to a root cause.
Flag long-lead and single-source items to supply chain the moment they enter the BOM, before they can threaten the build schedule.
Build the part numbering, revision control, and change discipline that carries the modular program from prototype to fleet production.
What We're Looking For

You've personally owned a multi-thousand-line BOM through heavy engineering change, and it stayed accurate while the design moved under it.
You've run formal change control (ECOs, ECNs, redline to release) and closed the loop every time, with no unreleased revisions floating in email.
You've reconciled BOMs against POs and received material, and traced every mismatch until it was explained.
You've sat between design engineers and buyers, turning drawings into orderable part numbers, and both sides trusted your data.
You've administered the system holding the BOM (PLM, ERP, or disciplined spreadsheets at scale) without letting revisions fork.
You've supported a manufacturing floor or field build where a BOM error stopped work, and you've built the habits that keep that from happening.

Interrogate vendor quotes line by line with supply chain, and build should-cost models for the equipment categories that dominate unit cost.
Reconcile estimates against actuals after each build and fold the variance back into the model, so the next estimate is tighter than the last.
What We're Looking For

You've reconciled estimate versus actual and changed your assumptions when the data said you were wrong.
You've priced options for engineers in the middle of a design decision, delivering a usable number in hours when the decision couldn't wait.
You know where estimates fail (scope gaps, labor productivity, escalation, freight) and you've caught those failures before they priced a bid.
You've worked directly with design engineers early in product development, where drawings are incomplete and the estimate still has to be right about what matters.

Own change orders and claims from first notice to resolution, keeping cost and schedule exposure visible to delivery leads before it lands on the critical path.

Quarterback across legal, finance, procurement, and site delivery to move a contract from term sheet to signature in weeks.

Negotiate land purchase, lease, and option agreements with landowners, developers, and utilities who don't share our timeline.
Diligence power availability, interconnection queue position, substation proximity, and deliverability before a site advances past LOI.
Build and manage a pipeline of powered-land opportunities across multiple regions, and kill weak sites fast so capital and attention go to the ones that pencil.
Hand off secured sites to development and construction with clean title, a proven power path, and complete diligence so no surprise stalls mobilization.
What We're Looking For

You've personally sourced and closed land or site acquisitions where getting power to the site was the constraint that made or broke the deal.
You've negotiated purchase, lease, and option agreements directly with landowners, developers, and utilities.
You've read an interconnection queue, a utility capacity map, or a substation study and known whether a site could actually get power and when.
You've run land diligence end to end across title, zoning, environmental, and power path, and caught the problem that would have killed the deal after signing.
You've managed a multi-site pipeline and walked away from sites that didn't pencil without sinking months into them first.
You move fast against counterparties who don't, and you've closed a site while a competitor was still scheduling the first call.

You've built or run a spare parts or MRO sourcing program for capital equipment where downtime carried a real cost, and you set the stocking levels yourself.
You've qualified and dual-sourced suppliers across multiple equipment categories, and you've pulled a second source online fast when a primary vendor slipped.
You've negotiated consignment, vendor-managed inventory, or stocking agreements that put critical parts on site ahead of demand rather than after a failure.
You've tied spares inventory decisions to failure data, criticality tiers, and lead times, not to gut feel or blanket safety stock.
You've worked directly with reliability and maintenance teams to forecast parts demand off an installed base and a maintenance schedule.
You keep clean records of parts, suppliers, pricing, and lead times, and you don't lose a critical spare in a spreadsheet.

Role Scope
Lead product engineering for the modular data center: the unit itself, structure, MEP, and integration, engineered as one product.
Own the reference design releases: configurations, revisions, and the discipline that keeps a product line coherent.
Drive design for manufacturing and deployment: the factory and the field designed in, not discovered.
Arbitrate across disciplines: mechanical, electrical, controls, and structural trade-offs decided fast and recorded.

Fly the plane while it's being built. Sites come online in pieces, and you keep the live ones running flawlessly while construction continues around them.
Write the playbook, don't inherit it. No prior operations org has run at this speed and scale, so the standards you set become the standard.
Role Scope
Run the building management and controls systems (BMS, SCADA, EPMS) that keep live gigawatt-scale data centers cooling and powered in real time.
Own real-time load and thermal control across sites coming online in pieces, keeping the live halls running flawlessly while construction continues around them.
Write the operating procedures, alarm response runbooks, and control sequences that become the standard for every site that follows.
Diagnose and resolve controls faults on the floor, from a misbehaving chiller sequence to a breaker mis-operation, before they touch a training run.
Tune control sequences and setpoints to hold PUE and reliability targets as load ramps and hardware generations change.
What We're Looking For

You've operated the controls for live mission-critical facilities, data center, industrial, or power, and kept them running through faults, ramps, and construction next door.
You know BMS, SCADA, and EPMS platforms deep enough to diagnose a bad sequence or a misconfigured point, not just read the alarm.
You've written operating procedures and alarm response runbooks that other operators actually run.
You've resolved a real controls fault under pressure, on a live floor, with load on the line.
You tune control sequences and setpoints and can explain the tradeoff between reliability, efficiency, and cost.
You catch the drifting sensor or the wrong setpoint before it becomes an outage.
Bonus: Hyperscale or colocation data center operations. Liquid cooling controls. Electrical power monitoring systems. Behind-the-meter generation. Building the controls standards for a new fleet.
